The difference is purely how much of your home's equity gets paid to the listing side. However, what you get for that commission varies significantly, so it's important to match the right option to your situation.
Flat Fee MLS — $99
You pay $99 upfront, list on the MLS, and manage your own showings and negotiations. Best for sellers who are comfortable handling buyer communications and are focused on maximizing net proceeds. After the 2024 NAR settlement, you decide whether to offer buyer agent compensation — there's no requirement to do so. Therefore, the total listing-side cost can be as low as $99.
Best for: self-directed sellers, investors, experienced home sellers
Traditional 3% Agent
You pay 2.5–3% of the sale price to the listing agent, who handles photos, MLS, showings, open houses, negotiation, and closing support.
