Should You Offer Buyer-Agent Compensation?

Offering buyer-agent compensation isn't required — but it's still strategic. Over 80% of Florida buyers use an agent. Agents who have signed Buyer Representation Agreements (BRAs) must disclose their expected compensation to buyers. If the seller doesn't cover it, the buyer must pay from their own pocket — which can reduce your buyer pool among lower down-payment buyers.

Offer 2–2.5% buyer commission

Maximizes buyer pool. Agents actively show your home. Buyers don't need extra cash. Best for competitive pricing.

Offer 1–1.5% buyer commission

Reduces cost but may limit exposure with some agents. Works well in hot markets with high buyer demand.

Offer $0 buyer commission

Maximum savings, but agents may steer buyers away. Best for FSBO-experienced sellers in seller's markets.

Offer flat-dollar amount

e.g., $8,000 regardless of price. Gives buyers and agents flexibility. Good alternative to percentage.
