After the August 2024 NAR settlement, listing commissions and buyer agent compensation are now fully decoupled in Florida. Listing agents typically charge 2.5–3% for the listing side. Buyer agent compensation is now a separate negotiation — sellers choose what to offer buyers' agents (0–3%), or nothing at all.
With flat fee MLS, you pay $99 for the listing and decide separately whether to offer buyer agent compensation. Most Florida sellers choose to offer 2–2.5% to attract more buyer agent showings, but it's entirely optional.
