Where the 6% Came From

The 6% commission originated as an informal industry standard — never legally required — where the listing agent and buyer's agent each received roughly 3%. It was widely practiced because MLS rules historically required sellers to offer "cooperative compensation" to buyer agents to list on the MLS.

The 2024 NAR settlement (effective August 2024) changed this fundamentally. MLS boards can no longer display or require buyer-agent compensation offers in listing data. Sellers now separately negotiate buyer-agent compensation — or don't offer it at all.
