Flat Fee MLS Listing Explained: What You Get for $99

A flat fee MLS listing gets your home placed on your local Florida MLS for a one-time upfront fee. Your listing includes all the same fields, photos, and property data as any traditional listing — because it's on the same MLS. Here's exactly what's included and what to expect.

What's Included in a Flat Fee MLS Listing

A flat fee MLS listing includes: MLS placement on your local board (Stellar MLS, BeachesMLS, Miami MLS, or NE Florida MLS depending on location), automatic syndication to Zillow, Realtor.com, Redfin, Trulia, and 100+ buyer portals, all required Florida disclosure forms, unlimited listing updates and price changes, and all buyer/agent inquiries forwarded directly to you. Flat Fee MLS Sells Basic ($99) includes up to 6 photos; Premium ($295) includes unlimited photos, enhanced description, and a virtual tour.

How Your Listing Reaches Buyers

Once your home is on the MLS, data flows automatically to every major buyer portal within 24–48 hours. Every licensed real estate agent in Florida can see and show your property. Buyer agents submit offers the same way they would for any listing — by contacting you directly (Basic/Premium) or through your broker (Full-Service). There is no difference in buyer-facing presentation between a flat fee MLS listing and a traditionally listed home on Zillow or Realtor.com.

Flat Fee MLS vs. Traditional Listing Agent: Side by Side

Traditional listing agents provide: MLS placement, professional photography, open houses, agent communication, contract review, and negotiation — for 2.5–3% at closing. Flat fee MLS provides MLS placement and forms for $99 — you handle showings, communication, and negotiation. If you want professional support, Full-Service ($395 + 1% at closing) adds photography coordination, offer review, and closing management. Even Full-Service costs 60–70% less than a traditional 3% listing agent on most Florida homes.
